We represent several developers, banks & financial institutions and private equity funds in real estate projects and transactions ranging from acquisition of real estate, development, leasing, funding, financing etc. and the regulatory compliances in respect of the same.
We advise developers and landowners on joint development projects, residential condominiums, commercial spaces, integrated townships, special economic zones, industrial parks, re-development projects, slum rehabilitation projects and various other real estate projects. From structuring transactions in light of the central and local regulatory framework, carrying out due diligence on the property, negotiating on behalf of our clients with counter parties to preparing sale kits – our team offers end to end solutions to developers.
Apart from issues under the Real Estate (Regulation and Development) Act, 2016 and the regulations thereunder, our lawyers also have an understanding of local laws of various states with respect to ownership, development controls, leasing, land ceiling, stamp duty and registration.

- Advised HDFC Limited (now merged with HDFC Bank) on its investment in Brookfield, which raised Rs. 950 crores via preferential issue, making it the first Indian REIT to secure institutional investor commitments.
- Advising SWAMIH Investment Fund I on a continuous basis regarding investments in real estate projects across Mumbai, Gurugram, Bengaluru, and Rajasthan.
- Advised Altico Capital on its investment in a township project of Kumar Urban Development Private Limited in Pune.
- Advised HDFC Limited (now merged with HDFC Bank) on its investment in HDFC Capital Affordable Real Estate Fund – 3 (H-CARE-3).
- Advised KKR on its credit facilities granted to real estate developers, including Omkar Group and Prince Foundation, for residential and commercial projects in Maharashtra and Tamil Nadu.
- Advised State Bank of India on issuing credit facilities to Rustomjee Group for the development of a residential project in Mumbai.
- Advised on credit facilities extended by SBI, Bank of India, and Allahabad Bank to Lodha Group for the township project ‘Palava City’ in Mumbai
- Advised Dawat-E-Hadiyah, owners of Fort House, Mumbai, on leasing over 1 lakh sq. ft. to Tata Digital for its headquarters on a leave and license basis.
- Conducted title due diligence and advised Phoenix Mills Limited on acquiring 5.6 acres of mixed-use land in Alipore, Kolkata, for Rs. 400 crores.
- Advised the Heritage Xperiential Schools in Gurugram on the real estate aspects of its partnership with Lighthouse Learning Private Limited (KKR Group).
